TruLine has earned more verified five-star reviews than any brokerage in Southern California, thousands of them, a public record you can read yourself before you ever pick up the phone.
Because of our listing volume, TruLine funds premium, featured placement for your home on Zillow, Redfin, and Homes.com, the sites buyers actually search. Most agents rely on the free Multiple Listing Service (MLS) feed and hope. We pay for the top of the page, out of our own pocket.
Most agents hand you a contractor list and tell you to fix it yourself or sell as-is at a discount. Because Sierus is a practicing attorney who handles estate and court-involved sales, TruLine does what almost no agent will: we front the cost to prepare the property and recover it from the sale proceeds at closing.
1
Years of belongings removed, the property emptied and ready.
2
Deferred maintenance and repairs handled so the home shows at its best.
3
A full, professional clean from top to bottom.
4
Styled to photograph and show like a home buyers pay a premium for.

Move-up, downsizing, relocating, or selling an investment property, TruLine has closed it. And because Sierus is a practicing attorney as well as a broker, even the sales with legal complexity get handled in-house instead of referred out.

A job move or a fresh start, with timing coordinated and a remote-friendly close.

Tenant-occupied, 1031 timing, or a portfolio sale, valued with an investor's lens.

Selling to buy your next place, with the timing of both sides handled.

Court-supervised and inherited-property sales handled in-house, not referred out.
Neutral, deadline-driven sales with the fiduciary documentation they require.

Foreclosure, short sale, or a hard deadline, negotiated start to finish.

The same listing presentation we walk every TruLine seller through, from pricing strategy to the marketing dollars we put behind your home.
Pricing in LA is street-level, not citywide. These are the markets we sell in most, with what actually moves price in each.
Beverly Hills pricing changes block by block. The Flats, the hillside streets, Trousdale Estates, and the Golden Triangle gateway areas each carry different premiums for privacy, views, and lot profile, and buyer expectations shift by price tier. Privacy, lot usability, views, and design cohesion drive the strongest premiums in the top tiers, and many listings perform best appointment-only with pre-qualified showings rather than open exposure.

Santa Monica pricing splits sharply by pocket. North of Montana, Ocean Park, Sunset Park, Wilshire Montana, Downtown, and the Pico Neighborhood each carry different premiums for lifestyle, lot profile, and convenience. Parking and access move price here more than most sellers expect, and listing ahead of peak season changes the buyer pool you launch into.
Santa Monica market snapshot, as of January 2026.
Pacific Palisades pricing moves pocket by pocket. The Alphabet Streets, Huntington Palisades, Via Bluffs, El Medio Bluffs, Marquez Knolls, Castellammare, and the Highlands each behave differently, with demand shaped by topography, street feel, and proximity to the Village.
Pacific Palisades market snapshot, as of January 2026.
Malibu is a collection of micro-markets. Point Dume, Malibu Park, Broad Beach, Serra Retreat, the Malibu Road corridor, and the canyon neighborhoods each price on their own logic, and selling well here means protecting your number, not chasing the fastest exit.
Malibu market snapshot, as of January 2026.
Brentwood pricing often moves differently North of Sunset than South of Sunset, and demand varies across Brentwood Park, Brentwood Glen, Mandeville Canyon, and the San Vicente corridor. Permits, disclosures, and presentation carry real weight with this buyer pool.

In Sherman Oaks, South of Ventura and North of Ventura behave like different markets, and pockets such as Chandler Estates, Longridge Estates, Royal Woods, and the hillside streets price on street feel, noise, and day-to-day convenience. Hillside versus flat-street location alone can move an appraisal.

No two Hollywood Hills properties match, which is exactly why pricing is hard. The Bird Streets, Laurel Canyon, Nichols Canyon, Beachwood Canyon, and the Sunset Strip edges each carry different premiums for privacy, access, and outlook, and views, parking, and street access can move offers as much as square footage.
Hollywood Hills market snapshot, as of January 2026.
Pasadena rewards street-level pricing. Madison Heights, Bungalow Heaven, San Rafael, Linda Vista, Oak Knoll, Hastings Ranch, and the blocks near Old Pasadena and South Lake each draw their own buyer pool, with demand tied to street feel and walkability. Permits and disclosures matter to this buyer more than most, and at 37 days on market it is the fastest-moving market on this page.

Hancock Park pricing moves with proximity to Wilshire, the Melrose edge, and the streets around the Wilshire Country Club. The HPOZ (Historic Preservation Overlay Zone) shapes what buyers can change after closing, which makes positioning and disclosure strategy part of the price. The quietest, most consistent blocks carry the premiums.

Venice buyers pay for the exact feel of the street, not just the neighborhood name. The Canals, the Silver Triangle, Oakwood, the Walk Streets, North Venice, the Marina Peninsula edges, and the Abbot Kinney corridor each price differently, and coastal considerations add a layer most inland sellers never deal with.
Venice market snapshot, as of January 2026.
Manhattan Beach is five markets wearing one zip code. The Sand Section, Tree Section, Hill Section, East Manhattan, and the El Porto corridor each carry their own buyer pool, with school demand a constant undercurrent in pricing.

Our home turf. Carlson Park, Studio Village, Fox Hills, and the Downtown corridor each price differently, and we price by pocket, not by zip.
Selling in Mar Vista, Cheviot Hills, Rancho Park, Westwood, or elsewhere on the Westside? The same street-level approach applies. Our neighborhood guides cover what drives price in each.
Get a clear picture of what your home could sell for, how long it might take, and what your realistic options look like.

Cash is faster, listing usually nets more. The real answer depends on condition, timeline, and pocket. Numbers: Cash vs listing in LA.
